How it works
The renovation runs the way it always does. Notable covers the cost, and your closing pays it back.
We walk the home and deliver a comprehensive, itemized estimate within 48 hours of the walkthrough, scoped to the buyers in your neighborhood.
A two-minute application with a soft credit check that does not affect your score. You see an instant estimate of what you qualify for, up to $75,000.
Notable funds the work. Refreshes finish in three to six weeks, larger remodels in eight to twelve, on a schedule set before work starts.
The loan, interest, and the one-time fee are paid from your proceeds when the home closes.
What it costs
Notable charges interest from 0.75% a month (8.99% APR) on the funds you draw, plus a one-time fee of $499. Both are paid at closing, along with the loan itself. Nothing is due while the work is under way or while the home is on the market.
Notable's own example: most homes sell in about three months, and at their average of about 1% a month that works out to roughly 3% in interest at closing, charged only on what you spent.

Who qualifies
Eligibility is decided by Notable, not by us, and every loan is subject to their credit approval and underwriting. The basics they publish:

A minimum credit score of 680 and at least 20% equity in the home. The application uses a soft inquiry, so checking does not touch your score.
You own the home, or can act on the owner's behalf, and the list price is under $6 million. Notable can also work with homes held in an LLC, trust, or estate; ask them about your situation.

No. Notable uses a soft credit inquiry for the application and approval, and drawing funds does not affect your score either.
Virtually anything that helps get the home ready to sell: the renovation itself, plus staging, painting, repairs, landscaping, and even storage or temporary housing while the work is under way.

You have twelve months to sell. If the home has not sold by then, you can request an extension or set up a payment plan. If you decide not to sell, the loan needs to be repaid.

The fine print
Interest applies. Loan funds, interest, and fees are due upon closing of the sale of your home, termination of your listing agreement, loan acceleration or twelve months after origination, whichever is sooner. Subject to the terms and conditions of your loan agreement with Notable Finance, LLC.
