The Same Kitchen, Rebuilt to Stay

The owners rebuilt the heart of the house and stayed. Stained oak cabinetry, green-painted pantry and bar cabinets, quartzite counters and backsplash, and brass fixtures replaced dark cherry and granite.

City of Dallas permits

What the City Says About Kitchen Permits

Preston Hollow is part of the City of Dallas, so a kitchen remodel here follows the city's Building Inspection rules. This is what the city's own pages say, in plain language. Which parts apply depends on what your plan changes.

  • Nonstructural work: the city lists nonstructural interior remodeling of a single-family home that does not add floor area or change exterior doors or windows as work that needs no permit, except in historic, conservation, and planned development districts, which have additional requirements
  • Structural work: the city says a building permit is generally needed for work involving a building's structural elements, and its remodel checklist asks for dimensioned floor plans showing existing walls, walls to be removed, and new walls
  • Electrical: the work must be done by a licensed electrician, and it needs a permit unless Chapter 52 of the Dallas Building Code exempts it
  • Plumbing and mechanical: Texas law requires any plumbing or mechanical contractor working on your home to be licensed, even when the work needs no permit
  • Who applies: the checklist says remodel permits may only be issued to a registered contractor with the proper licenses; the city's homeowner's permit is for owners doing the work on their own homestead, with no one paid to help
  • Inspections: the city requires code compliance and the appropriate inspections on all work, and for remodels an Energy Code Certificate goes to the electrical inspector before the final inspection

Applications run through DallasNow, the city's online permitting portal. The city's residential permits page and Building Inspection FAQ have the full rules. Who handles it: when the work needs a permit, we pull it and schedule the inspections, and our licensed electricians and plumbers pull their own trade permits, as Dallas requires. Bring your questions about your own plan to the walkthrough.

Preston Hollow kitchen questions

Remodeling a Kitchen in Preston Hollow

Straight answers from your local experts. All questions.

Do I need a permit to remodel a kitchen in Preston Hollow?

It depends on the plan. The City of Dallas says nonstructural interior remodeling that adds no floor area and changes no exterior doors or windows needs no permit. Structural work generally does, electrical work needs a licensed electrician and a permit unless the code exempts it, and historic and conservation districts add requirements. When your plan needs a permit, we pull it. See the city's FAQ.

What does a kitchen remodel cost in Preston Hollow?

It depends on the cabinetry, the stone, and how much of the house changes around the kitchen. Our kitchen-led remodels have run $250,000 to $350,000 as whole projects (Vancouver Dr., Shady Point Dr., Revere Pl.), and each total includes rooms beyond the kitchen. Pre-sale kitchen updates cost less: the pre-sale projects on this site ran from $60,000 to $135,000. The walkthrough and itemized estimate are free.

How long does a Preston Hollow kitchen remodel take?

Remodels run eight to twelve weeks, and we set the schedule before work starts. Our kitchen-led projects took nine weeks at Shady Point Dr. in Plano and twelve at Revere Pl. in Lakewood, each with rooms beyond the kitchen. A cosmetic refresh is faster, usually three to six weeks.

What did the Vancouver Dr. kitchen include?

Stained oak cabinetry, green-painted pantry and bar cabinets, quartzite counters and backsplash, brass fixtures, and a large island. The same project added a new pantry, a new hallway and office, living room built-ins, and hardwood floors throughout. See the project.

Do I have to move out during the remodel?

Usually not. Most projects are phased so you can live in the house. For a whole-home remodel we plan the sequence with you before work starts and tell you exactly which weeks affect which rooms.

Which parts of Preston Hollow do you work in?

Preston Hollow is part of our Dallas service area, including Preston Hollow North, Preston Hollow East, and Preston Hollow West. Selling instead, or planning a bath? See our Preston Hollow page for the rest of our work there.
