Shady Point Dr., Plano

The Plano Kitchen That Kept Them Home

After twenty years on Shady Point Dr., the owners went looking for a new house and found that everything on their wish list came with a multi-million-dollar price tag. So they invested in the home they already loved, and the kitchen led the remodel.

Dark cherry cabinets and the original island gave way to white oak cabinetry, a white oak range hood, a quartzite island, and refinished hardwood floors. A paneled refrigerator and double ovens sit in a wall of white oak, and the pro range sits under the hood against a quartzite backsplash and floating shelves. The living room, the primary suite, the lighting, and the paint changed in the same nine weeks. See the full Shady Point project.

Your kitchen starts the same way. Your dedicated designer builds a mood board with you and selects cabinetry, stone, tile, lighting, and hardware within the budget you set, so nothing is ordered until you have seen it together.

Permits in Plano

What the City Asks of a Kitchen Remodel

The City of Plano's Building Inspections Department publishes plain guidance for homeowners (City of Plano, residential additions and alterations):

  • Cosmetic work needs no permit. The city lists painting, wallpapering, carpeting, cabinets, and trim work, along with replacing fixtures on existing wiring or plumbing.
  • Electrical and plumbing work does, apart from small repairs the city exempts, such as replacing switches and plugs. So does remodeling that adds or replaces walls or windows.
  • Kitchens and baths have their own scope-of-work permit. The work is listed trade by trade: water supply, drain and vent lines, gas, electrical wiring, GFCI and AFCI outlets, ductwork, and exhaust fans. Removing a bearing wall or changing the structure falls outside that scope, and the city warns that inspections finding work beyond it may bring a stop-work order and an amended permit.
  • Inspections follow the permit. The city's alteration checklist makes the permit holder responsible for requesting and completing every required inspection, and the city suggests you see the permit before work begins.
  • Who handles it. When the work needs a permit, we pull it, which makes us the permit holder who requests the inspections.
  • Check with your HOA. The city's handouts point homeowners to their association for deed restrictions and covenants.

The process is the same across the city, from Kings Ridge and Country Place to Whiffletree and Shoal Creek, four neighborhoods Plano has recognized through its BEST Neighborhoods program. We live and work in the communities we serve. Expertise you can trust from someone who truly knows the neighborhood. For the Plano market itself, see renovation in Plano.

Plano kitchen questions

Remodeling a Kitchen in Plano

Straight answers from your local experts. All questions.

Do I need a permit to remodel my kitchen in Plano?

It depends on the work. The City of Plano does not require a permit for cosmetic work such as paint, cabinets, and trim, or for replacing fixtures on existing wiring or plumbing. Electrical and plumbing work does, and the city has a scope-of-work permit for kitchen and bath remodels.

Who requests the city inspections?

We do whenever the work needs a permit, because we pull it. The City of Plano's residential alteration checklist makes the permit holder responsible for requesting and completing every required inspection. The city also suggests homeowners see the permit before work begins and check with their HOA about deed restrictions. See the city's residential guidance.

How long does a kitchen remodel take in Plano?

Remodels run eight to twelve weeks, and we set the schedule before work starts. Shady Point Dr. in Plano, a kitchen-led whole-home remodel, took nine weeks. Refreshes take three to six weeks.

What does a kitchen remodel cost in Plano?

It depends on the scope. Our kitchen-led remodels have run $250,000 to $350,000 as whole projects: Vancouver Dr. in Preston Hollow ($250,000), Shady Point Dr. in Plano ($300,000), and Revere Pl. in Lakewood ($350,000). Each total includes rooms beyond the kitchen. Pre-sale kitchen updates cost less: the pre-sale projects on this site ran from $60,000 to $135,000. The walkthrough and itemized estimate are free.

Can we live at home during a kitchen remodel?

Usually. Most projects are phased so you can live in the house. For a whole-home remodel we plan the sequence with you before work starts and tell you exactly which weeks affect which rooms.

Who designs the kitchen?

Your dedicated designer. They build a mood board with you, select cabinetry, stone, tile, lighting, and hardware within your budget, and make sure the kitchen fits the rest of your home. Every finish is chosen before construction starts.

Do you work in my part of Plano?

Yes. Plano is part of our Collin County service area with Frisco, McKinney, Allen, and Melissa, and Shady Point Dr. is a Plano project. Not sure about your street? Call (469) 500-3602 and ask.
