Revere Pl., Lakewood

White Cabinets, an Oak Island, and a Light Blue Pantry

Revere Pl. is our Lakewood kitchen, for owners who chose to stay. White cabinetry is anchored by a stained oak island, with stone counters and brass hardware. A paneled refrigerator and freezer keep the appliance wall calm, double ovens and a pot filler over the range do the cooking, and a light blue pantry cabinet with mesh doors sits inside an arched opening.

The kitchen was the center of a twelve-week, $350,000 renovation that also added a navy bar in its own wallpapered alcove, a marble and brass primary bath, a powder room, china cabinets, custom built-ins, new hardwood floors, and wallpaper and paint throughout. That total covers the whole project, not the kitchen alone.

Renovating more than the kitchen, or getting ready to sell? Our Lakewood page covers both.

Permits in Dallas

What the City of Dallas Asks For

Lakewood is a City of Dallas neighborhood, so a kitchen remodel here follows the City's residential permit process. In plain language, here is what the City's own forms say; the current forms are on the City's residential permit page.

  • Plans. The City's remodel checklist asks for floor plans showing the existing walls, any walls coming out, and any new walls, plus smoke alarm locations and, in homes with gas appliances, carbon monoxide alarm locations.
  • More than a repair. The City's general repair form does not cover removing a wall, structural changes, or adding to or moving plumbing, gas piping, electrical wiring, or ductwork.
  • Lighting. If a remodel adds a new lighting system or replaces more than 10 percent of the light fixtures in a space, the City's energy code form says a certified third-party energy code provider may be needed for plan review and inspections.
  • Who applies. The checklist says remodel permits may only be issued to a registered contractor with the proper licenses or credentials. A homeowner doing the work personally on their own homestead, with no paid help, can apply for a homeowner's permit instead.
  • Inspections. Applications, status, and inspections run through DallasNow, the City's online portal, and the City's required inspection approvals come before the finished work is put to use.

Who handles it: when the work needs a permit, we pull it and schedule the inspections, and our licensed electricians and plumbers pull their own trade permits, as Dallas requires.

Lakewood kitchen questions

Remodeling a Kitchen in Lakewood

Straight answers from your local experts. All questions.

Do I need a permit to remodel a kitchen in Lakewood?

Lakewood is in the City of Dallas, so City permit rules apply. The City's general repair form does not cover removing walls, structural changes, or adding to or moving plumbing, gas piping, electrical wiring, or ductwork, and its remodel checklist asks for floor plans showing existing, removed, and new walls. When your plan needs a permit, we pull it.

Does the Lakewood Conservation District affect a kitchen remodel?

The City's remodel checklist ties it to the exterior. When a project in a conservation district affects the walls, windows, doors, or roof, a Conservation District work review form must be completed first and attached to the building permit application. A new kitchen window or exterior door would count. The City publishes the district map.

Does new kitchen lighting change the permit?

It can. The City's energy code form for residential remodels lists new lighting systems and replacing more than 10 percent of the light fixtures in a space. When either applies, a certified third-party energy code provider may be needed for plan review and inspections before the City approves the final inspection.

How long does a kitchen remodel take in Lakewood?

Remodels run eight to twelve weeks, and we set the schedule before work starts; refreshes take three to six. Revere Pl. in Lakewood, a kitchen, bar, and baths with built-ins and new hardwoods throughout, took twelve weeks. You have a comprehensive estimate within 48 hours of the walkthrough.

What does a kitchen remodel cost in Lakewood?

It depends on the cabinetry, the stone, the appliances, and how much of the house changes around the kitchen. Our kitchen-led remodels have run $250,000 to $350,000 as whole projects, each including rooms beyond the kitchen. Revere Pl. in Lakewood was $350,000. Pre-sale kitchen updates cost less: the pre-sale projects on this site ran from $60,000 to $135,000. The walkthrough and itemized estimate are free.

Can we live in the house during a kitchen remodel?

Usually. Most projects are phased room by room so you can live in the house. For a whole-home remodel we plan the sequence with you before work starts and tell you exactly which weeks affect which rooms.
