Sherman St. was a tired brick ranch in Melissa, a few minutes north of McKinney, bought for $200,000 with an overgrown yard and a kitchen, floors, and bathrooms that had not changed in decades. The plan was simple and demanding: touch every surface, keep the budget at $100,000, and be on the market in eight weeks.

The kitchen became the heart of it: new navy cabinetry with an island and seating, white quartz counters, a patterned tile backsplash, white shiplap, white oak floors, and a rattan pendant. New plank flooring ran through the living areas under fresh paint and recessed lighting, with a blue front door as the first thing a buyer sees. Both bathrooms were redone: the guest bath with blue beadboard, a patterned tile floor, a new vanity, mirror, and fixtures in the existing footprint; the primary with a tile shower and a wood vanity.
