Kitchen updates before selling

Change What Buyers Notice First

A full kitchen remodel is not always necessary before selling. Targeted updates can transform the room without the cost of one, so we start with what buyers notice in the first five minutes. At Biscayne the cherry cabinets were sound, so they stayed, and the budget went into the counters, the backsplash, the appliances, and the floors.

  • Keep the cabinets when the boxes are sound and only the style is dated, and change the counters, backsplash, hardware, and lighting around them
  • Replace the cabinets when they are worn, the layout wastes the room, or the neighborhood expects new
  • Appliances where the old ones date the room
  • Flooring that carries the kitchen into the living space, as the plank flooring did at Biscayne

What the city requires

Permits and Inspections in Frisco

Here is what the City of Frisco publishes about remodeling permits:

  • The rule is broad. Frisco requires a permit application before construction that modifies, repairs, replaces, or improves an existing structure. The city advises talking with Building Inspections before work begins to confirm whether your project needs one.
  • Two kinds of residential permits. Self Service permits cover replacing heating and cooling systems, water heaters, doors, and windows, and minor electrical and plumbing projects. Alterations go through the city's electronic plan review.
  • Contractors register first. Applications are filed online, and every contractor who works in Frisco must be registered with the city before a permit is issued.
  • Inspections. Contractors request inspections through the city's eTRAKiT system, and a request made before 7 a.m. can be inspected the same day. Homeowners without a contractor on their permit request inspections by email.
  • The code. Frisco has adopted the 2024 International Residential Code, with local amendments.

Who handles it: when the work needs a permit, we pull it and request the inspections.

The city's Building Inspections pages have the current details and the final word.

Kitchen questions

Before You Remodel a Frisco Kitchen

Straight answers from your local experts. All questions.

Do I need a permit to remodel a kitchen in Frisco?

Ask the city before work starts. Frisco requires a permit application before construction that modifies, repairs, replaces, or improves an existing structure, and Building Inspections recommends talking through your plans to confirm whether yours needs one. Every contractor must be registered with the city before a permit is issued. When yours needs one, we pull it. See Frisco Building Inspections.

What does a kitchen remodel cost in Frisco?

It depends on whether the cabinets stay. Biscayne, our Frisco project, was $60,000 as a whole project: the kitchen plus floors, both baths, and paint. It had sat 120 days and been cut to $550,000, and it sold for $699,000. Azure Ln. in Addison, a new kitchen in a whole-house scope, was $135,000. The walkthrough and itemized estimate are free.

How long does a kitchen remodel take?

Cosmetic kitchen updates typically finish in three to six weeks. A full remodel with new cabinetry runs eight to twelve weeks, and we set the schedule before work starts. At Haven Pl. in Allen, where the cabinets were painted and the counters and floors replaced, the whole house took three weeks.

Should I keep my kitchen cabinets or replace them before selling?

Keep them when the boxes are sound and only the style is dated, as the owners did at Biscayne, where the cherry cabinets stayed under new white quartz. Replace them when they are worn, the layout wastes the room, or the neighborhood expects new. The walkthrough settles it, and the estimate can show both options.

Can we live in the house during a kitchen remodel?

Usually, yes. Most pre-sale scopes are cosmetic and phased room by room, so you can keep living in the house. If you have already moved, an empty home lets the crews move even faster.

Which Frisco neighborhoods do you work in?

We work across Frisco, which the city says has more than 200 homeowners associations, from Starwood and Phillips Creek Ranch to Richwoods, Grayhawk, and Newman Village. Frisco is part of our Collin County service area; see renovation in Frisco for what the local market is doing.
